Can You Trust a Real Estate Investor?
The marketing is always the same:
DO YOU NEED TO SELL A HOUSE QUICKLY?
BANKRUPTCY, DIVORCE, PROBATE, SHORT SALE?
But that doesn’t mean all real estate investors are going to provide the same service.
And sometimes, there’s a need for an immediate extremely fast liquidation of real estate assets, and sometimes the seller doesn’t have time to go through the normal real estate selling process. Other times, the normal real estate selling process just won’t work. When situations are significantly troublesome, or the house has flaws and problems that make it unsavory to a normal buyer/lender then the only solution sometimes is an investor buyer. An investor can pay all cash and doesn’t need a ‘lender’s approval to proceed with the purchase. Ofcourse, no investor will last for long if he pays too much. So, be prepared to take a significant discount if you want the convenience of selling a problem property fast.
But can you trust a real estate investor?
That depends on who you are talking to. Many real estate investors are hard working, honest and ethical. Unfortunately, there are a fair number of practicioners out there who have the marketing down, but fall short on following laws and basic ethics.
I’ve handpicked my money people and we are very careful about the offers we make. If we ake you and offer and you accept it – then we always proceed in good faith.
We are not going to promise to buy your house for X and then spend 2 weeks trying to find someone else to take over our contract with you because it turns out X was too much. We’ll give ourselves a little time to complete our due dilligence and inspections and then if we don’t cancel at that time, we will proceed and close as agreed.
We don’t work with crooked escrow companies or appraisers, nor do we make any attempt to defraud lenders. Most of the time these types of shannagins are strictly for the investors benefit and hurt the seller, the end buyer and the consumer as a whole.
We don’t believe that you have to be indifferent to laws and ethics to make a living as a real estate investor.
